Park Hill is a property that we took over in the spring of 2013 and have been turning it around a little more each year. This property consists of 30 units of various shapes, sizes, and floor plans. The oldest of these units was originally built over 100 years ago, and the newest units were built in the 1960's. Most of the units were built in the 1940's, during Auburn's boom following the end of WW II. We took control of this neighborhood in March 2013, along with the Chapel Row property and the Broadway property. We have made some improvements to the units over the last few years, but they remain true to their basic 1940's history. Some of the units have knotty pine paneling, some have plaster over concrete walls, and some even have sheet paneling ... but one thing's for sure - they ALL have character.

Our turnaround started in 2013 by improving the management and screening process. By the time August of '13 had arrived, we had replaced almost all of the existing tenants and the new identity was starting to take shape. Experience has taught me that if you renovate the physical structure without improving the management policies, then have put the cart before the horse. After 2 cycles of leasing, we have some great tenants in place. Whether you want a 550 sf 1 bedroom, 1 bath or a 1,300 sf 2 bed 2 bath - or anything in between - I'd love to show you around the neighborhood.

What will be different here compared to your other housing options? It will be a chance to live in a house, duplex, or other combination that has some outside area to stretch your legs or walk your dog, and still allow you to walk to class. For years, I have had to turn away many very impressive scholars from some of our fancier properties because they didn't want to live in an apartment or they had a pet. The name of the property - Park Hill - is an indication of the central feature, the open space between the units. As we slowly upgrade the landscaping, it continues to look better and better. It may not seem like a focal point yet, but we have already made significant strides over what it looked like when we took over. Like our other properties, we have been diligent in setting the tone that this neighborhood will be a place where people serious about learning really dig in to their studies without dealing with loud neighbors. Having a house or a duplex in a quiet neighborhood close enough to walk to campus really hasn't been an option for a lot of people in Auburn until now, and I am determined to remake this property into a haven for smart undergrads, grad students, and even professors looking for that mix of atmosphere and proximity. Besides the landscaping, most of the units have the original hardwood floors from the 1940's, most of which have been refinished since 2013. Again, it will be a process, and I invite you to have a front-row seat as we transform this place.

Only a few of the units have central air and a washer and dryer - most do not. There is a laundry room on-site for those units.

The pictures shown below will give you an impression of the simple construction, the amount of built-in furniture pieces, and the size of the rooms. Even as basic as they are, these units are popular and always fill up with good tenants. As with Chapel Row, the location of Park Hill is just a 10 minute walk from Auburn University and the Downtown Auburn shopping & restaurants.

Parking (for cars) at Park Hill will not be controlled with hang tags, so you will not have to worry about your friends and family getting towed while they come over to visit. The units at Park Hill will be some of the closest pet-friendly apartments to Auburn's campus.
